Prepare your home for sale: Spend as much time as needed to go over the entire property with you, both inside and outside. I will make a list with you, of suggestions and recommendations about your home so it will show at its very best during its time on the market.
The Marketing Plan
As your sellers agent I will be responsible for a variety of functions, from pricing your property, to recommending small improvements that will garner big returns, to marketing to both buyers and agents, to negotiating on your behalf, and onto tracking your transaction through to a successful closing. Since maximum exposure equals maximum results, I will use a combination of high tech and traditional marketing methods to get your home sold for the highest price at the least inconvenience to you. And because a picture is worth a thousand words, your homes features will be showcased with an "interior photo" tour as part of my marketing program:
Take photographs for Internet, flyers, & multiple listing.
Submit listing to multiple listing service.
Create an interior photo tour with descriptive text highlighting your properties features and post to the following sites:

Install lock box, yard sign, and flyer box.
Create a multi-page flyer - and keep flyer box stocked.
Provide seller with a link to e-mail virtual tour to friends, family & co-workers (if desired). Send "Just Listed" postcards to 1,000 area property owners. Virtual Open House - e-mail virtual tour to all potential buyers in my database. Advertise consistently in Seattle Times / PI.
Hold public Open Houses whenever practical.
Virtual brokers Open House - e-mail virtual tour to 500 of the top area agents, invite them to forward link to their buyers.
Send property information flyers to 400 area agents.
Brokers Open - hold "Open House" for real estate agents - publish date and time on surveyor (Multiple Listing Services Members Web Site)
Contact agents, who have shown house for feed back, continually monitor market conditions and competition.
Communicate with seller - written updates at least every other week in addition to frequent phone or email communications.
One very important thing to keep in mind is that marketing is more than the list of services and duties listed above! Marketing is about how your home is presented to the public. The way we live in our homes and the way a home is marketed to the public are two completlely different things.
